Can an overseas resident buy property in Dubai?
Yes. International buyers can own eligible property in designated freehold areas, subject to current Dubai law and DLD registration requirements. The specific property and area designation should be confirmed before reserving.
Do I need to live in Dubai to own property?
No. Many overseas buyers own Dubai property without living in the UAE. Transaction handling, banking, property management and your own home-country tax position still need to be planned in advance.
Can I buy remotely?
Parts of some transactions can be handled remotely, depending on the property, developer, bank, authority and documentation required. A scoped Power of Attorney may be relevant in some cases and should be confirmed for the specific matter.
What is freehold ownership?
Freehold generally gives the owner registered title to the property within designated freehold areas, subject to applicable laws and DLD registration. Not every area is freehold, so the designation should be verified for the specific property.
What is Oqood?
Oqood is used in Dubai for the registration of certain off-plan property interests before final title is issued, under the applicable DLD process. It is part of how off-plan purchases are recorded during construction.
What is a project escrow account?
Dubai's off-plan framework uses project-specific escrow accounts for the regulated handling of buyer funds on applicable developments, with controlled release against progress — a process control, not a guarantee of return.
What is a Title Deed?
A Title Deed is the formal ownership record issued through the Dubai Land Department for completed property, confirming the registered interest. The document type depends on the transaction and property status.
What are service charges and why do they matter?
Recurring building or community charges that fund maintenance and shared services. They reduce the net rental return every year and vary by building, community and sector, so they should be checked against gross income before an offer.
Ready or off-plan — which is better?
Neither is automatically better. Ready property offers visible condition and potential immediate income; off-plan can offer staged payments but introduces construction, timing and developer/project risk. The right route depends on price, terms and objective.
How do payment plans affect investment risk?
A convenient payment plan spreads capital over time but does not by itself reduce investment risk or improve value. The underlying asset, entry price, developer and market still determine the outcome.
Can a non-resident get a UAE mortgage?
Non-resident mortgage products exist, but lender policy, income assessment, loan-to-value, property eligibility, rate and documentation vary. Treat finance as an approval process rather than an assumption.
What buying costs should I budget for?
The property price is only one component. Registration, trustee/admin, brokerage, any mortgage-related charges and other transaction costs may apply depending on the deal. The Buying Cost calculator helps estimate the cash-to-close.
Is advertised yield the same as my return?
No. Gross yield does not account for vacancy, management, service charges, maintenance, finance, taxes or exit costs. The net cashflow — what remains after those — is what actually compounds.
Who can manage the property while I am overseas?
A local management arrangement can coordinate tenancy, Ejari, rent collection, maintenance, inspections, renewals and resale support, so the asset can be operated while you are overseas.
What is a Power of Attorney and when might I need one?
A POA authorises another person to act within a defined scope, which can be useful for remote transactions. Its scope, execution and notarisation/attestation depend on the specific matter and should be confirmed with a qualified professional.
Do I need a UAE will?
Overseas property owners may wish to consider UAE succession planning. Whether a will — and which mechanism — is appropriate depends on personal circumstances and licensed legal advice; the framework for non-Muslims includes registration through competent courts.
Can an overseas investor open a company in Dubai?
Foreign investors can establish businesses in Dubai under different structures, subject to the activity, licence, jurisdiction and current rules, which should be verified through official channels.
Mainland or free zone?
It depends on the activity, where the business will trade, physical-space needs, customers, ownership, compliance and future growth. There is no universal winner; the operating model should lead.
Can my company buy property?
Eligible company structures may own property in permitted circumstances. The company jurisdiction, ownership and property location must be verified before assuming eligibility.
Can I open a UAE bank account?
Business and personal account opening is subject to each bank's KYC and approval process. It is prepared and coordinated but can never be guaranteed.
Does buying property guarantee a Golden Visa?
No. Property-linked residency routes have current thresholds and eligibility conditions that must be verified before purchase. A qualifying investment may support an application; it is not automatic.
What home-country tax should I consider?
The UAE property/business position is separate from your home-country tax residence and reporting obligations. An overseas-resident investor may still have home-country tax and reporting duties; obtain qualified tax advice for your circumstances.
How liquid is Dubai real estate at exit?
Liquidity varies by sector, community, price point and market conditions. Some assets are slower to sell at a fair price, so the holding period, buyer pool and exit costs should be planned before entry.
How do I repatriate sale proceeds?
Plan banking, compliance, tax and FX requirements before exit and keep a complete transaction evidence trail, so proceeds can be moved with the right documentation.
Does research or advisory remove investment risk?
No. Good research and advisory improve the quality of the decision, but entry price, developer, supply, finance, service charges, liquidity, currency and exit still carry risk.
