The essentials

Decision in Brief

  • Ready/resale gives visible condition and potential immediate income; capital is committed sooner.
  • Off-plan spreads capital over a payment plan but adds construction, timing and developer risk, with income delayed until handover.
  • Neither route is automatically superior — the choice depends on the objective, evidence and capital timing.

Ready / resale advantages

You can inspect the actual unit, observe the building/community, use current transaction/rent evidence, potentially generate income immediately, and understand service charges and condition more clearly.

Ready / resale risks

A larger immediate capital requirement, possible maintenance/upgrade issues, tenancy constraints, older stock competing with new supply, and the risk of paying a premium for "ready" without rent support.

Off-plan advantages

A staged payment schedule, access to new product, potential to enter early in a development cycle, and the ability to plan future relocation or use.

Off-plan risks

No rent until handover, construction/delivery timing, future competing supply, pricing that may already include future expectations, resale/assignment conditions, and service charges and realised rents that are not yet observed.
