How to Buy Property in Dubai From Overseas
The cross-border buying journey for an international investor — separate the Dubai execution from your own funding, tax and reporting obligations, and verify both before committing.

What This Article Covers
The essentials
Decision in Brief
- Separate the transaction into two workstreams: Dubai execution and your own cross-border funding/tax/reporting obligations.
- Verify both before committing, and budget the full transaction, not just the price (4% DLD registration paid by the buyer).
- Watch for remote-buyer red flags, including pressure to transfer outside authorised transaction channels.

Define the objective
Income, growth, diversification, future use or business use. The objective sets the sector, strategy, finance and holding period.
Confirm capital route
Check the bank/account from which funds will come, currency conversion, transfer limits/process, tax residence and documentary requirements. The Global site does not assume every jurisdiction treats outward investment the same way.
Select strategy
Ready/resale vs off-plan; residential vs commercial/industrial; cash vs financing. Compare routes with the Ready vs Off-Plan tool.
Shortlist with evidence
Use transactions, rent, supply, service charges and property/project quality — not the marketing.
Budget the full transaction
Property price + 4% DLD registration paid by buyer + other applicable fees/costs. Estimate the cash-to-close with the Buying Cost Calculator.
KYC / source of funds
Expect identity, address and source-of-funds/source-of-wealth checks appropriate to the transaction. Do not email sensitive documents through ordinary website forms.
Contracting
Ready/resale and off-plan have different documentation. Read the actual transaction documents and understand payment/handover/default/resale provisions.
Remote execution
Power of attorney may be used for certain steps when valid and accepted. Scope, notarisation/legalisation and use should be confirmed for the specific transaction.
Registration
Complete DLD/Oqood/title steps through the transaction-specific channel.
Handover and management
Plan snagging, utilities, furnishing, leasing, property management and reporting before handover.
Home-country obligations
After acquisition, foreign-property reporting, rental-income tax, gains tax, wealth/estate treatment or banking reporting may apply in your own jurisdiction.
Remote-buyer red flags
Be cautious about the following, and treat them as reasons to slow down and verify.
Channel pressure
Pressure to transfer outside authorised transaction channels.
Unclear status
Unclear title or project status.
Guaranteed returns
Unsupported "guaranteed" returns and price claims without transaction evidence.
Hidden costs
Service charges excluded from yield claims.
No supply analysis
No exit or supply analysis.
Unclear terms
Unclear handover or resale terms.
